Planning Checker
The Planning Checker helps Members understand whether their extension may fall under Permitted Development, Permitted Development with Prior Approval, or require Full Planning Permission, based on general UK planning rules.
No. HomeX provides planning guidance only. Final decisions are always made by the local planning authority and can vary by location and site-specific factors.
Prior Approval allows larger extensions under Permitted Development rules, subject to neighbour consultation and local authority review. HomeX will clearly flag when Prior Approval is required.
HomeX will flag scenarios where Permitted Development does not apply, such as conservation areas, listed buildings, or Article 4 Directions, and explain next steps.
SmartScan - Generating Floor Plans
SmartScan is HomeX’s measurement and mapping tool that uses your phone to capture internal and external spaces and generate accurate digital floor plans for your home. These floor plans form the foundation for visuals, cost estimates and Homex Summary.
SmartScan uses your phone’s camera to scan rooms and external elevations, converting measurements into structured digital layouts that reflect real-world proportions.
SmartScan produces indicative floor plans suitable for early-stage planning, visualisation, and estimating.
A full measured survey and technical drawings will still be required before construction.

Instant Visuals
Instant Visuals are realistic, planning-aware images of potential extensions, generated using your measurements and planning rules.
Visuals are created using planning-compliant presets (such as Permitted Development limits), but they are not formal planning drawings.
Yes. Instant Visuals are designed to support early discussions with professionals and help communicate your ideas clearly.
Build Estimator
The Build Estimator provides indicative cost ranges based on extension size, specification level, and location.
Costs are indicative only. Actual build costs may vary due to design detail, site conditions, market pricing, and contractor availability.
Build costs typically focus on construction. VAT, professional fees, and additional costs are explained separately where applicable.
Extension Valuation
HomeX provides indicative valuation insights to help Members understand potential value uplift, but property values depend on many external factors.
